1. The median price for all North County home sales – attached and detached – increased 1.47% in May 2009 from April 2009, to $345,000.

a. Detached homes in North County increased 1.79 percent, from April 2009 to May 2009, from $390,000 to $397,000.

i. Detached home prices OUTSIDE North County increased 1.61% from April 2009 to May 2009, from $310,000 to $315,000.

ii. May 2009 median single-family detached homes in North San Diego County fell

22.91%, from $515,000 in May 2008. The median price OUTSIDE North County for single-family homes fell 21.25% from the $400,000 a year ago.

iii. The countywide median price of homes sold increased from $335,000 in April 2009 to $345,750 in May 2009 and was down 20.52% from the May 2008 number.

b. Attached home prices in North County increased during May 2009 by 9.64%, from $197,000 a month earlier to $216,000.

i. Non-North County attached home prices increased 13.33% in May 2009; from $175,500 to $198,000.

ii. North County attached homes decreased 28% from $300,000 a year ago.

c. Median days-on-market for single-family detached homes in North County increased from 42 to 45 days between April 2009 and May 2009. The number of North County single-family homes sold increased 7.75% last month, from 723 to 779. There was a year-to-year increase of 6.86% from the 729 homes sold in May 2008.
